    HOW IT WORKS – WHAT’S IN IT FOR YOU

    HOME WARRANTY – A warranty on your house makes it more salable against the competition. You receive coverage during the listing period to a maximum of 12 months and your buyer is covered for 13 months. Our Home Warranty, covers major mechanical systems such as central heat, central air and water heaters for you the seller, plus major appliances for the buyer. National statistics show that a warranted home sells 15% faster than similar homes without warranty coverage. More than 80% of homebuyers, nationally, say they prefer to purchase a house which includes a warranty. That, statistically, causes houses with a warranty to sell 3% closer to the asking price than homes without a warranty.

    COMPARABLE MARKET ANALYSIS
    – The “CMA” is a written analysis of the market value of your property in relation to other properties recently sold and other properties currently on the market. Consideration is given to properties currently available because they are competition for your property.

    MULTIPLE LISTING SERVICE - Within hours, real estate offices in Westchester County and Putnam County receive notification of the availability of your property.     MARKETING CALENDAR AND STATUS REPORTS- Communication between the marketing representative and the seller is imperative. Both written and verbal reports and recommendations are made on a continual basis. Upon request, we will provide a calendar showing the marketing activity performed each day.

    SHOWING FEEDBACK – Feedback will be obtained from co-operating Realtors every time your property is shown. We will communicate responses to you regularly.
